The NORES complex in Rome was not born as a plot project, but as a subdivision project. The challenge is to build a new piece of the city capable of dialoguing with the existing context-particularly with the already realized Phase 1 of Galla Placidia – and to offer the neighborhood quality public spaces, not just built-up areas.
The result is a mixed residential, tertiary and commercial system in which the traditional courtyard typology is reinterpreted in a contemporary way: open, frayed, permeable, alive.

A Block-Scale Project, Not a Plot
The masterplan reasons on the urban scale before the building scale. The continuity with Galla Placidia’s first lot-with its courtyard layout and its dual introspective and extroverted nature-is the starting point for defining a coherent design of the entire T1 subdivision, in response to the indications of the masterplan.
Reinterpreted Courtyard
The traditional courtyard here becomes an open, contemporary device. The alternation of solids and voids generates permeability on all fronts of the lot, transforming the space between volumes into a public resource: not residual, but project. A sequence of courtyards, openings and overlooks that builds urbanity from the very form of the building.
Three functions, three identities
Residential, office, and commercial are not stacked in one indifferent pattern, but articulated in volumes with specific connotations: orientation, distribution, overlooks, and typology are calibrated for each function, while fostering dialogue between the parts and coherence of the whole.
Public space as a shared value
The project allocates part of the land to public space usable by the entire subdivision and the surrounding neighborhood. A concrete contribution to widespread urban quality: not just a real estate operation, but an act of regeneration and civic presidium of the area.
