Umi Residence redefines the concept of luxury hospitality in the Maldives through a design approach rooted in place, identity, and long-term value creation.
Conceived as a contemporary interpretation of Maldivian culture, the project establishes a deep dialogue between architecture, landscape, and local tradition, transforming an existing structure into a distinctive hospitality destination with a strong international positioning.
Every design decision — formal, material, and spatial — emerges from a careful reading of the Maldivian genius loci and from the ambition to create an architecture that does not compete with nature, but extends and amplifies it. At the core of the concept is the Kunaa: the ancient Maldivian art of weaving, reinterpreted at the scale of architecture as tectonic system, environmental device, and identity signature.

Regeneration as Strategic Value Creation
The Kunaa system: identity as experience
The project transforms an existing hospitality building through a radical process of architectural regeneration. More than a renovation, it is a complete repositioning strategy capable of redefining perception, guest experience, and market identity.
By reconfiguring spaces and introducing a new architectural envelope, Umi Residence creates a renewed destination capable of increasing experiential quality and strengthening its appeal within the global luxury hospitality market.
Regeneration here becomes an investment strategy: extending lifecycle value, reducing environmental impact, and elevating the project’s competitive positioning through design excellence and a recognizable architectural identity.
The project’s defining element is the Kunaa façade system — a self-supporting architectural structure composed of curved timber beams reinforced with steel elements and articulated through adjustable wooden slat panels.
Inspired by traditional Maldivian weaving techniques, the system generates a three-dimensional architectural skin that wraps the building volumes like large inhabitable woven structures.
Organic in appearance yet rigorous in construction, the envelope performs simultaneously as identity, environmental infrastructure, and guest experience. Light filters through it, air circulates naturally, and views continuously open and contract according to a calibrated rhythm. Technology and craftsmanship coexist within a single architectural language, transforming cultural heritage into a contemporary hospitality experience.
Threshold Spaces and Elevated Guest Experience
Between the new architectural skin and the existing building volume, an inhabitable intermediate layer emerges: terraces, loggias, and transitional environments that dissolve the conventional boundary between interior and exterior.
These spaces are not conceived as circulation areas but as experiential destinations in themselves — places for pause, contemplation, and connection with the landscape.
Projecting through the woven structure, private balconies extend toward the ocean and frame carefully curated views, while the upper architectural screen gradually dissolves into an open spatial horizon, creating a distinctive skyline identity and an iconic visual signature for the resort.
The Pier as Destination Experience
Materiality, Durability, and Long-Term Investment Performance
A linear pier extends from the shoreline toward a restaurant platform suspended over water, transforming a functional connection into a destination experience.
Constructed through woven timber structures and calibrated systems of shade and openness, the pier creates a sensory sequence that amplifies the relationship with sea, horizon, and movement.
The experience unfolds slowly and intentionally. Architecture does not simply accompany the guest journey; it becomes its generator.
In an increasingly competitive luxury tourism market, memorable spatial experiences become essential components of destination value.
Material choices are not conceived merely as aesthetic expressions, but as strategies for resilience and long-term value. Teak, iroko, and engineered timber systems treated to withstand marine environments, salinity, and intense tropical solar exposure ensure durability and reduced maintenance costs over time. Dry construction technologies, off-site prefabrication systems, and planned maintenance protocols optimize both the construction process and the building’s lifecycle management. This integrated approach connects architectural quality with economic sustainability, responding to the growing demands of the international hospitality market for projects that combine experiential luxury, operational efficiency, sustainability, and long-term value creation.
