The complex named “EURODOMUS Z27Z31” and located in the Torrino district south of Rome, takes shape as an inhabited landscape: a system of “overlapping villas” that are naturally interwoven into a fluid urban fabric, where architecture and nature merge seamlessly.
Here the private and collective dimensions find a balance thanks to typological and technological innovation: the project takes shape as an open courtyard system, a web of spaces – intimate and shared, capable of accommodating and generating a new urban quality of the built environment.
The sequence of overlapping villas is composed as a modular organism: a prefabricated system with modular matrices that combines constructive precision and compositional freedom, resulting in a flexible, dynamic architecture that is in continuous relationship with its context.

Urban fabric and architectural identity
The project was born from the synthesis of two opposite polarities: the city as a collective system, capable of generating unique episodes in the repetition of housing units, and the enhancement of individual space, where the variation of volumes allows for quality personal experiences.
The architectural composition translates the multiplicity of residential needs into a coherent sequence of public and private spaces, maintaining strong identity and recognizability.
Collective space and central square
The program integrates residence, offices, commercial activities and wellness center around a large central square. The square bends and relates to the surrounding functions, creating a place for meeting and socializing, open to the neighborhood but protected in its autonomy, enhancing the concept of collectivity as the sum of individual differences.
Stacked villas and private spaces
All residential units are organized as “stacked villas,” each with gardens and green patios. This approach generates a rich and articulated architectural fabric, where each unit maintains its own uniqueness within an aggregate context, allowing exclusive enjoyment of outdoor space and a personalized living experience.
Sustainability, image and innovation
The complex generates a unified, appealing and natural image, where technology and ecology are harmoniously integrated. The courtyard typology is reinterpreted in a contemporary way, ensuring continuity between public and private spaces and promoting legibility, orientation and environmental comfort. The modular and flexible use of volumes also allows for diversified configurations to meet future needs of residents and offices.
