Real estate regeneration

San Martino Offices was created as a project to transform and enhance a real estate complex in the heart of Rome.

The result of a careful urban planning analysis, the intervention adopts a strategy of partial demolition and reconstruction that preserves the historic facades and valuable rooms facing Via San Martino della Battaglia. Through a delicate balance between pre-existence and new volumes, the project renews the architectural identity of the building, improving its efficiency, flexibility, and quality of space. The goal is to give life to a contemporary real estate asset, capable of responding to the dynamic needs of the office market, with architecture that dialogues with history and looks to the future.

Regeneration between memory and contemporaneity

The project transforms the existing building through a strategy of partial demolition and reconstruction that preserves the historic façades and some architecturally significant street-facing rooms. This integration of the historic structure with new contemporary volumes preserves the urban identity of the complex while introducing new spaces that meet the functional and technological standards of contemporary work environments.

Real estate development and space efficiency

One of the central objectives of the intervention is to increase the Gross Floor Area , made possible through the urban planning bonuses provided for demolition and reconstruction work. The project redefines the distributional structure of the building by improving the efficiency between built area and actual usable area, transforming the complex into a more competitive asset in the office real estate market.

Flexibility of use and multitenant model

Open spaces and quality of work environment

The distribution configuration is designed to provide great flexibility over time, allowing the building to accommodate up to six independent tenants or single-tenant or hybrid configurations. In this way, it adapts to the different dynamics of the labor market and changes in how professional spaces are used.

The redevelopment of the inner courtyard and the introduction of new terraces and roof gardens contribute to the overall quality of the building. Outdoor spaces become an integral part of the work experience, providing places for relationships, breaks and informal work in direct relationship with the urban landscape.

Environmental strategies and architectural innovation

A vertical filter space conceived as a winter garden is introduced between the historic facades and the new volumes, capable of promoting natural ventilation and chimney effect while improving the building’s energy performance. In this design vision developed by Nemesi Architects, sustainability, architectural quality and property enhancement converge in a single design system, helping to define a new model of office building capable of combining efficiency, flexibility and contemporary identity.
